ASSESSMENT APPEALS

Pennsylvania is especially antiquated when it comes to real estate assessments for tax purposes. In fact, out of ALL of the 50 states that allow the use of real property value to be a basis for levying taxes, Pennsylvania is the ONLY one that does not require its counties to do regular, systematic countywide reassessments. Of the 67 counties in Pa., nearly 20 have not had a reassessment since in and around the 1970’s! Lawsuits generally trigger a reassessment. Thanks to a lawsuit, Beaver County is currently (2023/24) in the midst of its first reassessment since 1982! The last 2 reassessments in Allegheny County came as a direct result of lawsuits.
